The Three Ways Final Cleaning Gets Priced

Across the Portland metro, post-construction cleaning is quoted one of three ways, and knowing which one you're looking at makes comparing bids much easier.

Hourly, per cleaner

Common on remodels and renovations, where nobody can predict how much dust is behind the plastic until the crew arrives. It's fair to both sides on unpredictable work, but it makes budgeting harder — ask for an estimated hour range, not just a rate.

Per square foot

Common on new residential construction with repeatable floorplans. Clean and simple for budgeting. The risk is that a per-square-foot price assumes an average dust load; an unusually dirty site can trigger a change order.

Flat project bid

Priced after a walkthrough or from detailed plans. This is usually the best option for commercial projects and anything with a hard handover date, because the number is the number and the scope is written down.

Six Things That Move the Price

• Square footage — the starting point, but rarely the biggest factor on its own.
• Dust load — drywall sanding creates dramatically more work than a cosmetic remodel. This is the single most underestimated cost driver.
• Window count and type — windows are labor-intensive, especially with stickers, paint overspray, or tracks full of construction grit. A house with forty windows is a different job than one with twelve.
• Floor surfaces — polished concrete, natural stone, and hardwood each need specific methods and products. Mixed surfaces slow a crew down.
• Timeline and access — a clean that has to happen overnight, on a weekend, or around other trades still working costs more than one with a clear building and a normal schedule.
• Number of phases — a rough clean during construction, a final clean at completion, and a touch-up before handover are three visits, not one.

Why Two Bids Can Differ by Half

When one quote comes in far under another, the scope is almost always different. Check specifically whether each bid includes:

• Interior window cleaning and track and sill detailing
• Sticker, label, and paint overspray removal
• Inside of cabinets, drawers, and closets
• Light fixtures, vents, and ceiling fans
• A touch-up visit before your walkthrough
• Debris haul-away versus leaving bagged waste on site

A bid that excludes half of that list isn't cheaper — it's smaller. The remaining work still has to happen, usually by your own crew at the worst possible moment.

Budget for the Touch-Up

This is the advice builders thank us for most. Construction dust keeps falling out of the air and out of HVAC systems for days after the final clean. If your walkthrough is a week after completion, the space will not look the way it did when our crew left.

A short touch-up visit the day before handover costs a fraction of a full clean and is the difference between a client who notices nothing and a client who writes "dusty" on a punch list. Plan for it from the start.

• Approximate square footage
• Project type — new build, remodel, or tenant turnover
• Approximate window count
• Your handover or walkthrough date
