Move-Out Cleaning Checklist for Portland Renters & Landlords

The room-by-room list our crews actually work from on turnovers — useful whether you're protecting a deposit or preparing a unit to re-list.

Before You Start

Two rules make everything else easier. First, empty the unit completely — cleaning around boxes guarantees the spots underneath get missed, and that's precisely where an inspection looks. Second, work top to bottom in each room, so dust falls onto surfaces you haven't cleaned yet rather than ones you have.

Kitchen

  • Inside, outside, and under the refrigerator — including the drip pan and door seals
  • Inside the oven, broiler, and range hood, plus the filter
  • Stovetop, drip pans, and the gap between counter and stove
  • Inside and outside all cabinets and drawers
  • Sink, faucet, and garbage disposal
  • Countertops, backsplash, and under small appliances
  • Dishwasher interior, filter, and door edge
  • Floor, including corners and under the appliances

Bathrooms

  • Tub and shower, including grout, tracks, and door frames
  • Toilet — bowl, tank, base, and behind the base
  • Sink, faucet, and inside the vanity
  • Mirrors and medicine cabinet, inside and out
  • Exhaust fan cover and light fixtures
  • Floor and baseboards

Bedrooms & Living Areas

  • Inside closets, including shelving and rods
  • Baseboards, door frames, and the tops of doors
  • Light fixtures, ceiling fans, and switch plates
  • Window interiors, sills, and tracks
  • Wall marks and scuffs, spot-cleaned
  • Vents and return covers
  • Floors vacuumed or mopped, including closet floors

The Commonly Missed List

If you only have an hour left, spend it here. These are the items that most often trigger a cleaning deduction:

  • Inside the oven and refrigerator
  • Window tracks and sills
  • Tops of cabinets, door frames, and fan blades
  • Baseboards, especially behind where furniture sat
  • Vent and return covers
  • Inside closets and on closet shelving
  • Light fixture globes — where the dead bugs collect

For Landlords and Property Managers

A turnover clean has a different goal than a tenant's clean. The tenant is trying to return the unit; you're trying to re-rent it fast at the best rate. That usually means going beyond the checklist: interior windows so the unit shows bright, floors treated properly rather than just mopped, and a touch of attention to the entry, which sets the tone for every showing.

Timing is the real lever. Every cleaning company in the Portland metro is slammed the last three days of the month. Booking a week or two out is the difference between showing the unit on the 2nd and showing it on the 9th — and that gap is usually worth more than the cost of the clean.

When It's Worth Hiring Out

A professional turnover clean makes sense when the unit has been occupied for years, when there's heavy kitchen buildup, when carpets or hard floors need machine work, or when your own time is worth more than the job. It's also worth it when documentation matters — a receipt for a professional clean is useful evidence in a deposit dispute.

Frequently Asked Questions

What gets missed most often on a move-out clean?

Inside the oven and refrigerator, window tracks, baseboards, the tops of door frames and cabinets, light fixtures and vent covers, and the inside of closets. These are also the first places an inspecting landlord looks.

Does a professional move-out clean help get a deposit back?

It often helps, because cleaning charges are one of the most common deposit deductions and a documented professional clean is evidence the unit was returned in good condition. It does not cover damage beyond normal wear and tear, which is a separate issue from cleanliness.

How far in advance should a turnover clean be booked?

As soon as you have a confirmed move-out date, ideally one to two weeks ahead. End of month is the busiest window for every cleaning company in the Portland metro.

Should the unit be empty before cleaning?

Yes. Cleaning around furniture and boxes means the areas underneath get missed, which is exactly where inspections focus.
